| 1. Allocating your space
-
Overall total office space should ideally provide around 12 sq. m. average per person.
-
Reception area should be intimately sized, neat & inviting, not cavernous & clinical.
-
Stand-alone desk + chair area should be around 6 sq. m. per setting.
-
Allow at least 900 mm clear distance behind chairs in seating positions at desks.
-
Passage-ways and thoroughfares should be 1200 - 1500 mm wide, and straight.
2. Making it work for best effect
-
Keep furniture & fittings sizes generic, to avoid configuration & placement problems.
-
Place desks so that visitors don't approach from behind - respect personal space.
-
Consolidate common-access facilities (copiers etc) to minimise passing traffic.
-
Place people who frequently come & go from their stations closest to exit points.
-
Pay close attention to cabling and wiring routing, for access and/or re-positioning.
-
Attempt to build in some provision for future expansion, or re-configuration within area.
-
Acoustic effects are assisted by soft covered surfaces, plants, wall hangings.
-
Indiscriminate erection of walls & partitions may impact air conditioning performance.
-
Avoid obstruction of windows & natural light sources; don't block with large furniture.
-
Full-height glass walls need clear space both sides; half-height accommodates furniture.
-
Venetian blinds can provide better light ingress than vertical blinds or drapes.
-
Try to keep open-area furniture to less than chest height. Wall space is for pictures.
-
To avoid clutter, provide generous storage & filing facilities, both common & personal.
-
Also provide adequate coat hanging facilities for open area occupants & visitors.
-
Keep furniture styles & colours consistent in open areas.
